Is Your Home Considered “Coastal”?
If your home is in Ocean County, it probably is. The state of New Jersey has designated 116 zip codes as “coastal”, including most (over 70%) of Ocean County (for a map and zip code listing, go to
www.njiua.org/windmap/forms/CoastalMap.pdf). Most insurance companies use these listed zip codes as a guideline to assign higher rates, higher deductibles, or refuse to offer co

verage at all.
Chances are you are being charged more for insurance here.
Larger, national insurance companies (the ones you have heard of) typically
treat all of New Jersey as “coastal”. If a company insures property in many states, they are most likely paying much higher re-insurance (catastrophic) rates for NJ policies, so
they pass these costs directly to the policyholders. If they are profitable in other states, they can afford to be less aggressive with prices here, where it costs them more to do business. For this reason, many large national carriers have stopped insuring homes here completely.
For all of these reasons, you are much better off dealing with a local, independent agent who has access to small regional insurance companies who want to do business in New Jersey and, especially, Ocean County. Although smaller, these companies have the same financial ratings as the larger carriers.

NEW FLOOD MAPS
FEMA has released new “advisory” food maps for coastal NJ with changes in flood zones and Base Flood Elevations (BFE). These maps are expected to be adopted by FEMA to use in flood insurance rating in 2014. The state of NJ has adopted these now for purposes of regulating rebuilding.

NEW RATES WILL APPLY
Starting in 2014, if the flood map has changed for your property and a higher rate applies, the new rates will be phased in over a five-year period at 20% per year for primary residential properties with continuous flood insurance coverage. Most other types of properties will see a 25% rate increase until the full new rate is met. There will be no more "grandfathering" of pre-firm homes in 2014.
NOTE: If you do not currently have flood insurance, have had a lapse in flood insurance since July 6, 2012, or have purchase the property after July 6, 2012 , the rates will not be "phased" in at 20% per year, but the full rate will apply immediately.
This means that IF YOU SELL YOUR PROPERTY, THE NEW OWNER WILL HAVE TO PAY THE NEW RATE. For this reason alone, you may want to consider raising the home.

Boat & Marine
Boat or Marine insurance is available for small boats, yachts, high performance powerboats, live-aboard houseboats, catamarans, or pontoons. Marine insurance will cover intended use including personal recreation, commercial, or charter vessels.
Boat policies can cover damage to your boat, motor, trailer, and personal effects in the boat.
